Residence Permit


According to Law No. 6458, 'Foreigners and International Protection,' foreign citizens can obtain a residence permit in Turkey based on the submission of the required documents directly related to the type of residence permit they are seeking.


Foreign citizens who own residential property in Turkey for their personal use have the right to obtain a residence permit, which can be renewed. However, there are areas where obtaining a residence permit is not possible. Due to the high density of foreign citizens residing in certain districts, the issuance of initial residence permits has been suspended in these areas. Foreign citizens who already have a Residence Permit in these districts have the right to renew it. There are a total of 1,169 such districts across the country, including the following: in Antalya (Liman, Hurma, Sarysu), in Alanya (Avsallar, Mahmutlar, Kestel, and Kargicak), in Istanbul, certain neighborhoods in Sisli, Esenyurt, Zeytinburnu, Bahcelievler, and others.


Documents Required for Obtaining a Residence Permit:

To obtain a residence permit based on owning residential property in Turkey, you need to prepare a set of documents.


Application: Fill out the application on the migration service website using this link: https://e-ikamet.goc.gov.tr/.


Passport: A copy of the page with your photograph and the page with the entry stamp to the country. You must have the original passport with you when submitting the documents to the Migration Service.


Four biometric photos with a white background, no more than 6 months old.


Proof of sufficient financial means in a bank account (the sufficiency of funds is calculated as follows: half of the minimum wage in Turkey per month for each family member. As of January 1, 2023, the minimum wage is 8,600 Turkish Lira).


Medical insurance for the duration of the residence permit.


Payment for the residence permit card and government fees (payment is made directly at the Migration Service office on the day of document submission. The amount of the government fee depends on your nationality).


A copy of the Tapu (property title deed) and a recent document from the Land Registry confirming ownership of the property on the day of document submission.
