Residence Permit

According to Law No. 6458 'On Foreigners and International Protection,' residence permits can be obtained by foreign citizens through the provision of required documents directly related to determining the type of residence permit.

Foreign citizens who own residential property in Turkey and use it for this purpose have the right to obtain a residence permit, with the option to renew it. However, there are areas where obtaining a residence permit is not possible. Due to the high density of foreign citizens residing in certain regions, the issuance of initial residence permits has been suspended. Foreign citizens who already have a Residence Permit in these areas are entitled to its renewal. There are a total of 1169 such areas across the country. These areas include: certain districts in Antalya (Limankent, Hurma, Sarısu), in Alanya (Avsallar, Mahmutlar, Kestel, and Kargıcak), and in Istanbul some micro-districts in Şişli, Esenyurt, Zeytinburnu, Bahçelievler, and others.

Documents Required for Obtaining a Residence Permit:

To obtain a residence permit based on property ownership in Turkey, you need to prepare a document package.

Application: You need to fill out an application on the migration service website at the following link:

Passport: A copy of the passport page with the photo and the page showing the entry stamp into the country. The original passport must be carried when submitting documents to the Migration Service Office.

4 Biometric Photos: White background, taken within the last 6 months.

Proof of Adequate Funds: Proof of sufficient funds in a bank account (calculated as half the minimum wage in Turkey per family member per month. As of January 1, 2023, the minimum wage is 8600 Turkish Lira).

Medical Insurance: Valid for the duration of the residence permit.

Document and Fee Payment: Payment is made directly at the migration service office on the day of document submission. The fee amount depends on your citizenship.

Tapu Copy: A copy of the property title deed and a recent document from the Land Registry confirming property ownership on the day of document submission.
