Land Registry Fee Increased for Foreigners in Turkey as of May 1, 2025

As of May 1, 2025, a new official tariff has come into effect in Turkey, increasing the Land Registry Fee (Döner Sermaye) for foreign citizens registering property ownership (TAPU). According to the presidential decree, the cost of this service has nearly doubled.

What Is the Land Registry Fee and Why Is It Needed?

The land registry fee is a mandatory government fee for issuing a TAPU, the official ownership document for real estate in Turkey.
It is paid once, when the property is registered in the buyer’s name at the Land Registry Office (Tapu ve Kadastro Müdürlüğü).


Why Has the Fee Increased?

The rise in TAPU registration costs is due to the annual government adjustment of fees and taxes in Turkey.
